Several properties. A clearer comparison.
The situationA client was considering several properties in Cyprus as an investment — each was a possibility, none stood out. She sensed that this first impression wasn't enough to go on for a decision this size.
What became visibleCIC accompanied the viewings, looked not only at the apartments but also at roofs, generally accessible parts of the buildings and parking areas, reviewed available Title Deeds and sales documentation, and set out the observations, open questions, advantages and disadvantages of each property in a structured way.
Very different points emerged. At one property, settlement-related movement and cracks were visible in concrete columns in a more remote part of the development. At another, financial information and the documents provided did not align. At a third, visible signs of moisture and mould became apparent in service and bathroom areas that had been opened during ongoing renovation work.
What followedThe observations were considered separately for each property and compared side by side. This made it clearer which properties warranted further assessment and where the open points were already enough to support a decision.
Not every property needed further investigation. Some simply needed a clear decision not to go any further.
